Puppy Contract:

The Puppy _________________________________, has been purchased by new owner___________________________________.
This purchaser agrees to all terms and conditions of this contract, if any part of this contract is broken without written consent by breeder, the breeder has all legal rights to the said dog and any offspring that he or she may have produced.
The puppy being sold, is being sold as a __limited registration_______
quality puppy.

All puppies being sold as a pet quality puppy will be sold under limited registration. The new owner must have the puppy spayed or neutered, and must send breeder copy of spay and neuter certificate by the puppies veterinarian by 18 months of age. The puppy must not be spayed or neutered before 12 months of age, and no more than 18 months of age, and between 9 and 12 months for a bitch. All pet quality means is that the breeder did not want that puppy being reproduced, and feels that the right place for that puppy is to be a family pet.

All puppies and there offspring (pet or breed quality) must be provided with the following…..

They must be provided with the proper housing for the weather conditions.

Must not be tied to a chain for permanent restraint. Occasional temporary restraint is ok, such as restraining a male if a female is in season and you do not want them breeding. ( males can breed through chain link fencing).

All puppies must have a form of professional training, and proper socializing as a young puppy.

Puppies must have proper amounts of food and water, according to the needs of the said animal.

A good premium pet food must be provided, or a lesser quality may be given but the lacking nutritional needs for the animal must be supplemented.

Mastiffs must be provided with the proper exercise to maintain good conformation and health, however young puppies must be limited to what they may do. Breeder will go over this with you and the specific needs to you individual puppy.

All health and medical needs that the animal requires must be provided to the animal and there offspring.

Medical must be provided for any illnesses and diseases, or any injuries that may occur. You must keep all vaccines current on you puppy to maintain proper health.

All puppies must have a permanent housing indoors until 12 months of age. No puppy under the age of 12 months may be tied as a restraint for any reason. For dogs living out doors after 12 months of age please keep in mind you must provide lots of shade and lots of water, they also need to be cooled down with water. Mastiffs are very heat sensitive more than most breeds of dogs and have a harder time cooling down. They can remain out doors with proper care.

No puppy may be left in a cage, or kennel for more than 8 hours at a time.

All puppies going to puppy classes must wait till puppies is 16 weeks old.


All of our puppies have a 2 year guarantee on any genetic life-threatening diseases. If problem arises puppy must have a second opinion by the breeders choice of vet at owners expense. If a genetic illness is detected than breeder will provide owner with a new puppy of equal value. However breeder does not guarantee against the following. Parvo, distemper, intestinal parasites, pyometrea, hip dysplasia, or any reproductive issues. Breeder has provided the said puppy with the proper puppy shots and worming while in there care. Breeder promises that the puppy has been given the best care for its needs that can be given. Puppies have been handled since birth and are being sold under good health and temperament. New owner has 72 hours for puppy to be seen by there vet for an immediate return, and refund. The breeder is not responsible for any financial costs for the said puppy once it has left breeders property.


Breeder has the rights to the said puppy if owner no longer wants the puppy, or dog, or can no longer keep it. No puppy or dog may be sold or given away to any one with out written permission from breeder. In the case where the owner has found a family member or friend interested in the said puppy, or dog they must have written consent of breeder and have been approved by breeder. The breeder has the right to refuse any one not qualified to meet the needs of the puppy. If any owner is found guilty of any animal abuse to any animal in the home of the said puppy or dog than breeder gets immediate rights to dog and any offspring. If said puppy or dog is found in animal shelter, rescue group of taken away by animal control, than breeder gets immediate rights to puppy, or dog, and all of its offspring.

All puppies or dogs being returned must have a clean bill of health before coming on to breeders property. Any medical issues found with the puppy must have treatment for condition at owners expenses, before returning to the breeder. Any puppy being returned after 72 hours and with in 30 days owners will receive full price of what the owner paid for puppy, with 30% taken out for breeders fees in housing training, and feeding puppy while new home is being found. The old owner will not receive payment on puppy until the puppy has been sold. Any puppies being returned 31 days to 90 days, the breeder will evaluate the worth of the puppy at that time of its return, if the puppy has lost value the new owner will receive only what the puppy is worth at the time of its return, minuses 30% of breeders fees for taking care of the puppy. The owner will not receive any money on the puppy till the puppy has been placed. Any puppy returned 91 days and up the owner will receive $300.00 When puppy is sold. Any sign of abuse or neglect of the puppy being returned breeder gets full and all right to the puppy and the owner will not receive any money for the puppy, but will still be responsible for the cost of any needed medical treatment puppy will need to become healthy, so that puppy may be placed.

Breeder has the right to visit and question owner at any time with or without notice. If at that time the breeder finds any signs of abuse or neglect than the dog, and any of its offspring may be taken by breeder and owners right are terminated and must hand over the papers.

If the family moves or changes any information that the breeder has on the owner the owner has 10 days to notify breeder of correct information in writing by certified mail return receipt.

If you have purchased a pet quality puppy and find you may want to show or breed the following steps will need to be taken to do so. You must contact breeder before puppy is 12 months of age. Breeder will evaluate health, temperament and conformation on the dog. Depending on results is whether owner will get unlimited rights. If breeder allows full rights than the owner must pay a fee of $500.00, and sign a breeder/show contract for the said dog.

This contract was made to help insure the best home and care for the puppy, and to reduce the overpopulation of animals in need and unnecessary reproduction. It is also to help the new owner understand and take the best care of there mastiffs needs and to insure a long and happy life between the puppy and new owner.

Any party who is found guilty for breaking contract will be responsible for the other parties legal fees.

This contract shall be governed by the laws of the state of Michigan/Indiana to the exclusion of any other form and constitutes the entire agreement between the parties.
