I take breeding my mastiffs seriously and have done extensive research and I know my dogs as well as the pedigrees.

Puppies will have had there 2nd set of shots and will be wormed often and also will be micro chipped and vet health checked before being placed and lifetime support..

We reserve the right to refuse sale to anyone at anytime without further explanation.


Pet Quality (Companion) puppies:
1. Puppy is what the breeder deems not show able or breeding stock
2. If the prospective buyer is not interested in showing or breeding
3. Any puppy purchased as a “pet” will be sold with a Limited Registration AKC Certificate and shall be neutered between 6 months and 2 years of age. AKC Registration Certificate will be sent as soon as spay and or neuter has been done with proof as long as this is in the contract. This clause is to discourage “Backyard Breeders” from bringing Mastiff puppies into an already overpopulated world. He or she, is never to be used for breeding or at stud….

Show Breeding Quality puppies:
1. If the buyer purchases a show breeding prospect the requirements for spaying are eliminated.
2. Expenses shall be paid all by the owner of the puppy and the only reason for the breeder being a co-owner (if agreed upon)is to ensure puppy is tested or shown. Or bred the way the breeder sees fit.

For both types of registration Limited and Full, if owner tests said puppy and has paid full price, a refund will be awarded to buyer as incentive to test breeders puppy as follows:
1. Test includes: Hips and Elbows ($100.00)
2. Eyes are not mandatory but would be appreciated if done.
3. PRADNA ($50.00)
4. Spay/Neuter ($150.00)
5. CGC and or TDI Certification ($50.00)
6. Cystinuria ($25.00).

Conditions of Guarantee:

1. Puppy is to be fed a High Quality food appropriate for Giant Breeds.
2. Until the age of 1 year puppy is to stay on the lean side (able to see last rib)
3. Exercise up until 1 year of age is to be supervised somewhat limited and gradually increased as he or she matures. Puppy should not be permitted to go up and down stairs
4. Said puppy should not jump onto or from couches, chairs, tables etc. Within your packet is a page of Dos and Don'ts of puppy hood please read.

These conditions are in the best interest of the puppy, overweight or over exerted puppy is not a healthy puppy
5. If at anytime until the age of 2 years 2 months this dog is found to posses hip dsysplasia it shall be handled in the following manner:
a. Need a Veterinarian report stating his finding accompanied by x-rays & full medical history
b. Films must be sent into OFA to get a rating (at Buyers Expense) and buyer must send breeder copies of the OFA or Penn-hip report.

6. If at anytime before the age of 25 months an OFA Certified Vet examines the dog and or puppy and has found to have a congenital eye disease that will cause early blindness it shall be handled in this manner:
a. A letter from the OFA Certified Vet stating that this dog will DEFINATELY loose it’s sight at an age that is not a result of old age. When this has been confirmed, said dog must be spayed or neutered

This puppy is not guaranteed against:
a. Hypertrophic Osteodystrophy (H.O.D.)
b. Osteochondritis Dissecans (O.C.D.)
c. Panosteitis (Pano)
d. Any non-genetic disease

These ailments seen in Mastiffs are results of poor nutrition, overfeeding, over supplementing and or excessive exercising. Your puppy may look like an adult, but it is a puppy and needs puppy care. Your puppy does need to exercise but he or she needs time to sleep also. As a young puppy you will notice a lot of time is spent sleeping these are the times when he or she is growing. All of this is to ensure the health and well being of your new puppy.

It is very important that you keep in contact with the breeder (and send monthly pictures regularly) so we are informed of any health issues they may have, if said owner does not keep in contact with breeder, contract is null and void, there will be no health guarantee.

No other guarantees apply as of 12-4-2014.

All dogs that we breed are to come back to us at anytime you are no longer able to care for them and no questions asked.
